Terms and Conditions

COVID-19 Cancellation Policy: If you are unable to travel due to COVID-19, we will refund 100% of the paid amount, regardless of whether the cancellation is government-mandated. We will offer a credit for the full value and flexible stay dates within the next two years if you prefer.

General: This is a legally binding contract between the property owners, Bill and Lynn Taylor and the Holidaymaker. The property owner is also referred to as "we" and "us". The Holidaymaker is the person who signs the booking form or, in the case of online booking, the person who makes the online payment. This person is responsible for ensuring all members of the holiday party accept and adhere to these terms and conditions. The Holidaymaker is also referred to as "you". The property referred to is La Tiny House.

Bookings are taken on a provisional basis until the deposit has been paid in full and the funds have cleared through the banking system (where applicable). The booking then becomes confirmed. Until the booking is confirmed, it can be cancelled without prior notice. The rental charge is payable at least 60 days before the start of the holiday. Failure to pay the deposit or rental in full by the due dates will constitute a cancellation of the holiday by the Holidaymaker. Please note the due dates of these payments, as reminders are not routinely issued. Bookings made less than six weeks before the arrival date must be paid in full at the time of booking.

This property requires a 2-night minimum stay. The guest will be charged the minimum period if the rental is taken for less than the minimum period.

Cancellation by the Holidaymaker: Cancellation of the booking by the Holidaymaker should be made by email to: billandlynn@latinyhouse.it

A minimum of thirty days' notice is required for cancellation. Cancellations made more than 30 days before the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, made within 30 days of the arrival date, do not warrant a refund of rent. In the event of a cancellation, we will attempt to relet the property. If successful, a discretionary payment may be made. However, we strongly recommend you take out holiday cancellation insurance.

Cancellation by the Property Owner: The property owner will ensure the stated property is available for the dates contracted. In the unlikely event that the property becomes unavailable and the property owner has to cancel the booking, the property owner will endeavour to find suitable accommodation for the Holidaymaker. The Holidaymaker shall be entitled to a full refund if suitable alternative accommodation cannot be found. The property owner shall only be liable for returning the money received. No compensation or consequential losses shall be paid.

Miscellaneous. Whilst every care is taken to provide a true and accurate description of the property, alterations are made over time, and some things change. The Holidaymaker accepts that no refunds are available for such discrepancies. The property owner reserves the right to enter the property at a reasonable time in the event of an emergency or remedial repair work being required. The property owner is entitled to ask the Holidaymaker to leave the property without any refund if, in the property owner's opinion, the behaviour of the Holidaymaker and/or their party is unacceptable. The property owner reserves the right to refuse entry to anyone who, in the property owner's opinion, is not suitable to or capable of taking charge of the property. The property owner reserves the right to ask the Holidaymaker and their party to leave the property without refund, should the property owner consider the behaviour of the Holidaymaker and/or their party to be unreasonable. Any booking obtained under false pretences will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 

Number of Guests: The maximum number of people entitled to stay at this property is 2. Suppose it is found that more people than agreed are using the property. In that case, this will be considered a breach of contract and the Holidaymaker and their party will be asked to leave immediately without any refund. Subletting or assignment of the lease is prohibited.

Pets are not allowed at the property.

Smoking: This property is non-smoking.

Arrival and Departure Time. Every effort will be made to have the property available from 15.30 hours on the day of arrival. The property must be vacated by 10:30 hours on the day of departure; no early check-in or late check-out is permitted. Information about keys will be provided once full payment has been received.

Liability: The property owner takes no responsibility for the personal possessions of the Holidaymaker or the Holidaymaker's party. Vehicles and possessions are left entirely at the risk of the Holidaymaker. Children must be supervised at all times. The property owner assumes no responsibility for any illness or injury that may occur while on the premises.

Cleaning. We want the Holidaymaker and party to treat the property as if it were their own home, and at the end of the holiday, the property is left in a clean and tidy condition. The property owner reserves the right to charge an additional fee for cleaning if the property is not left in a similar condition to the one it was in at the start of the holiday.

Water & Septic tank. The septic system is very effective, but it can clog up if improper materials are flushed. No feminine products should be flushed at any time. If it is found that your party have clogged the septic system, you will be charged.

Breakages. The Holidaymaker should make every effort to keep the property, fixtures, fittings, and all contents in the same state of repair and condition as at the start of the holiday. Any accidental damage or breakages should be reported to the property owner as soon as possible, before departure. The property owner retains the right to charge for damage and breakages. However, it should be noted that minor breakages and reasonable wear and tear (in the property owner's opinion) will not be charged.

Breakage / Extra Cleaning Charges. The Holidaymaker will not be required to pay a damage deposit before their stay. Instead, we will keep their card on file. The Holidaymaker will remain responsible for claims up to €500, but their card will only be charged if a claim is made. No claim will be made provided the following provisions are met. No damage is done to the property or its contents. No charges are incurred for illegal activity, pets, or services rendered during the stay. All debris, rubbish and discards are placed in the appropriate rubbish bin, and soiled dishes are cleaned. All keys are left in the key box, and the Tiny House is locked. All charges incurred during your stay must be paid before departure. No linens are lost or damaged. The renter is not evicted by the owner (or their representative) or local law enforcement.

Complaints Every endeavour is made to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from time to time things do go wrong. In these circumstances, it is the Holidaymaker's responsibility to notify the property owner (or their representative) immediately if any such problem becomes apparent, thereby allowing the property owner to rectify the situation. Unless this procedure is followed, no subsequent claim will be entertained. The property owner will make every endeavour to remedy any identified problems as soon as is reasonably possible.

Written exceptions: Any exceptions to the policies mentioned above must be approved in writing in advance.
